About

Hi, I'm Julie.

Mortgage broker with The Mortgage Design Team, licensed in Ontario and British Columbia. Smith Manoeuvre Certified Professional™. Former high school math teacher who never really stopped teaching.

Most mortgage advice arrives in the form of a rate quote and a signature line. But your mortgage is math — and math, done well, is worth understanding. Whether you're buying your first home in Ottawa, refinancing in Kelowna, or trying to figure out whether the Smith Manoeuvre actually makes sense for your household, the same thing matters most: someone who'll walk you through the numbers until they make sense. That's what this site is for.

The work

What you'll find here

Writing about the mortgage decisions that shape a household's finances for years — first-time buying, renewals, refinancing, HELOCs, and how a home mortgage fits into a bigger wealth plan. I write the way I taught: pace things at a level that respects the reader, show the math, and don't skip the parts that actually matter.

The reader

Who it's for

Ottawa and Kelowna homeowners and buyers who want the mortgage explained, not just sold. First-time buyers who want to feel prepared rather than pressured. Homeowners looking at a renewal or refinance who want to understand their real options. Anyone curious about the Smith Manoeuvre who's tired of vague summaries. No finance background needed — just curiosity and a willingness to think through the numbers.

The approach

Why "still teaching"

Because a fifteen-minute conversation about how amortization actually works is worth more than a hundred rate comparison charts. Fourteen years in front of high school math classes taught me that people learn best when they're respected — when the jargon comes down and the mechanics come out. That's how I work with clients, and that's the standard I write to here.
